Summary: We process your uploaded documents to provide our service. We do not sell your data. Documents are deleted from our servers within 1 hour. We comply with UK GDPR.

1. Who we are

2. What data we collect

  • Uploaded documents: Service charge PDFs you submit for analysis. These are processed in memory and automatically deleted within 1 hour.
  • Postcode: Used only to determine your regional benchmark — we do not store the full address you enter.
  • Payment data: Processed entirely by Stripe. We never see or store your card details.
  • Usage data: Standard web server logs (IP address, browser type, pages visited). Retained for 30 days for security purposes.

  • To analyse your service charge document and generate your audit report
  • To generate a dispute letter (if purchased)
  • To process your payment via Stripe
  • To improve the accuracy of our benchmarks (anonymised, aggregated only)

4. Legal basis (UK GDPR)

We process your data under Article 6(1)(b) — performance of a contract (providing the service you requested). Payment processing is under legitimate interests and contractual necessity.

5. Data retention

  • Uploaded documents and session data: deleted within 1 hour
  • Payment records: retained for 7 years as required by UK tax law (held by Stripe)
  • Server logs: 30 days

8. Data security

All data is transmitted over HTTPS. Documents are processed in-memory and never written to permanent storage. We follow OWASP security guidelines for our application code.

1. The service

LeaseAudit provides an AI-powered analysis of UK leasehold service charge documents. The service produces informational reports comparing your charges against regional benchmarks and generating draft correspondence.

2. Not legal advice

LeaseAudit does not provide legal advice. Our reports are informational analysis tools only. Nothing in our reports, letters, or communications constitutes legal advice or creates a solicitor-client relationship. For formal legal advice, please consult a solicitor or contact LEASE (lease-advice.org).

3. Accuracy

We use AI technology and regional benchmark data to produce our analysis. While we strive for accuracy, we cannot guarantee that:

  • Every line item in your document will be correctly identified
  • Our benchmarks are up-to-date for your specific building and location
  • Our legal references apply to your specific lease or circumstances

Always verify our findings independently before taking action.

4. Payments and refunds

  • Payments are processed securely by Stripe in GBP
  • Reports and letters are delivered digitally immediately after payment
  • We offer a full refund within 24 hours if you are not satisfied with your report, subject to the report not having been downloaded or used

5. Acceptable use

You agree not to:

  • Upload documents that you do not own or have permission to process
  • Use the service for any fraudulent purpose
  • Attempt to reverse-engineer or scrape the service
  • Upload malicious files

6. Intellectual property

The reports and letters generated for you are yours to use. The LeaseAudit software, design, and benchmark data remain our intellectual property.

7. Limitation of liability

To the maximum extent permitted by UK law, LeaseAudit shall not be liable for any indirect, incidental, or consequential damages arising from use of our service. Our total liability shall not exceed the amount you paid for the specific report in question.

8. Governing law

These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

9. Changes to terms

We may update these terms from time to time. Continued use of the service after changes constitutes acceptance of the new terms.

LeaseAudit is an informational tool. The reports, letters, and recommendations we produce are based on publicly available benchmark data and AI analysis. They are not legal advice and should not be treated as such.

Benchmark data

Our regional benchmarks are based on publicly available data including the Hamptons Service Charge Index, RICS guidance, and Land Registry data. Benchmarks are updated quarterly but may not reflect recent market changes or your specific building's circumstances.

AI limitations

Our AI (Claude by Anthropic) is highly capable but may occasionally misread document formatting, misidentify line items, or produce incorrect legal citations. Always verify important information independently before acting on it.

First-tier Tribunal

Our service may reference the First-tier Tribunal (Property Chamber) as a route for challenging service charges. While this is a valid and accessible route for many leaseholders, outcomes cannot be guaranteed and you should take independent legal advice before making an application.

Leasehold and Freehold Reform Act 2024

Our service references the Leasehold and Freehold Reform Act 2024. Some provisions of this Act are still being brought into force. Please check current implementation status before relying on specific provisions.

What cookies we use

LeaseAudit uses minimal cookies and browser storage:

Essential (no consent required)

  • lc_lang — localStorage — stores your language preference (EN/PL/RO/BN). No personal data. Never expires unless you clear browser storage.

Third-party

  • Stripe.js — loaded from js.stripe.com when you proceed to payment. Stripe may set cookies for fraud prevention. See Stripe's Cookie Policy.
  • Google Fonts — fonts loaded from fonts.googleapis.com. Google may set performance cookies. No personal data is shared.

What we do NOT use

  • No advertising or tracking cookies
  • No Google Analytics or similar analytics cookies
  • No social media tracking pixels

Managing cookies

You can clear all browser storage at any time via your browser settings. This will reset your language preference but will not affect your use of the service.
